Access Statement for The Warren Guest House
Introduction
Our guest house is situated in a North Somerset sea-side town & offers 6 guest bedrooms.The house is over 125 years old and has a number of period features.
Access is generally good with 2 ground floor bedrooms & 4 bedrooms on the first floor. The staircase leading to the 1st floor is quite wide with a handrail on the left hand side as you climb the stairs.
Three of the 1st floor bedrooms are large with typically high Victorian ceilings & apart from the single bedroom on the 1st floor which has a private bathroom close by, all the other bedrooms are en-suite.
We are located approximetely 150 yards from a 7 mile stretch of beach on level ground within easy walking distance of the Town Centre.
Pre-Arrival
• We are located 1/2 mile from our Town Centre on a road leading to Brean & Berrow.
• The nearest shops are approx 1/2 mile away, as well as public houses and restaurants.
• The nearest bus stop is right outside our property & runs every hour.
• The nearest train station is 3 miles away at Highbridge.
• Taxis are normally available at the train station but we can hire one for you in advance if required.
• We only take guide dogs.
• Brochures and Menus can be provided in large print if required, we regret we do not have any facilities for providing documents in braille.

Arrival & Car Parking Facilities
• Large car park area with tarmac surface as you enter drive with designated parking spaces.
• Personal welcome normally by hosts so we ask that you arrive after 2 pm with an approximate likely time of arrival (or by prior agreement).
• We offer assistance with luggage
Main Entrance, Reception & Ticketing Area
• There is one step of 6 inches up to the front door leading to a small lobby area - this is normally open during day light hours.
• The lobby area leads to another door which is locked ( all guests can have keys to both doors ).
• A bell is located just outside the front door.
Public Areas - Hall, Stairs, Landing, Corridors etc
• The house has mostly wide corridors and stairs but narrows to the back on the ground floor.
• The hall leads to a guest dining room and guest lounge area.
• There are 22 steps with a handrail to the 1st floor bedrooms ( with a landing area after the first14 steps).
• There are gardens at the front & side of the property.
• The house is centrally heated with individual temperature control devices.
Public Areas - Sitting room, lounges, lobbies etc
• Guests are welcome to use the lounge area at all times.
• The lounge has 2 sofas & 3 straight back chairs, a colour television and a radio & C D player.
• The lounge & dining room is carpeted& has an open gas fire for use during extreme cold weather.
• A selection of local information, magazines, board games are available in the lounge area.
• We are licensed for the sale of alcohol.
• All bedrooms have en-suite or private bathroom facilities.
Public WCs
• All bedrooms have their own private WC/Owners WC can be made available on request
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
• Lighting is provided by longlife bulbs overhead & side lamps. There are also large Victorian style windows giving plenty of natural light
• Tables are rectangular ( individual to each room ) with substantial wooden chairs with arm rests
• Flooring is quality carpet
• Menus are provided in rooms & on web-site & of large font style
• Allergies are catered for/all produce is purchased locally where possible ( including most of our preserves)
• Dining Room is on the ground floor with easy access & wide door entrance
Laundry
• Laundry facilities are available in the Town Centre & a map will be produced on request
Shop
• No shop but a good range of postcards etc are on sale on the front table immediately inside the main entrance
Treatment room/s
• No formal treatment room
Leisure Facilities
• Good range of leisure facilities are available in the Area including a Championship Golf Club & Local Swimming Pool ( both within easy walking distance )
Outdoor Facilities
• Large well laid out gardens at front of house, with a secret garden path.
• Small court yard area also available for ground floor rooms at rear of property
Conference & Meeting Rooms, Banqueting
• No conference facilities
Clubs & Entertainment
• No clubs or entertainment, but there are plenty in the Area, including some within easy walking distance
Bedrooms & Sleeping Areas
• The twin bedded bedroom on the ground floor at the back of the house has access for a wheel chair to the door over level ground through a small courtyard at the side of the house. The room is suitable for persons of limited mobility (e.g. zimmer or walking stick users) and has a large easily accessed shower.

• The other gound floor room is accessed through the entrance hall, past the reception and through to the rear of the house.
• There is no wheelchair access but it is often used by people who have difficulty climbing stairs. It offers a double bed and a small en-suite shower room with W.C. and handbasin. A window looks on to the rear courtyard and the courtyard can
• be entered through the back entrance.

• The rear courtyard is completely enclosed by a high wall and gate,it has patio table and chairs for sitting out in fine weather.
• All bedrooms have colour T V's (all freeview flat screen ) hairdryers, tea/coffee making facilities with electric kettle.
•All bedding is non-feather quality Egyptian cotton.
• All bedrooms are carpeted, bathrooms have hardfloors, we are a non-smoking establishment & apart from guide dogs we are pet free.
• All bedrooms have natural light with bedside lights & overhead lights

• Bedroom number 1 has a large bathroom with a bath & shower attachment.
• The other bedrooms with the exception of the single room have shower rooms with toilets etc & vary in size compared to the room size.
• The single room has a private bathroom a few paces away with a large walk in shower & usual bathroom facilities

• Evacuation procedures, with clear escape routes, fire assembly point & emergency lighting is in operation.
• Intercom system to contact owners 24 hours a day in operation.
• Internet access is available in all rooms at a small charge but included in price for Room 1
• Owners or family members always available to give assistance.

Future Plans
• update Kitchen with new units, flooring,lights & improved layout in Jan 2009 (completed )
• New Carpets for all guest bedrooms by end 2010 (completed April 2010 )
• New electric smoke alarm system in Jan 2010 ( started Jan 2010-finished April 2010 )
• New main signage in 2011 & update to twin bedded room on ground floor with new shower/toilet and washbasin etc, plus new inbuilt furniture. Exterior paint work to be refurbished in June 2011.
